Overview
531,000 sq. ft (approx. 49,000m²) of new employment space on a strategically important site
Creating new skilled jobs and apprenticeships: 300-400 new direct jobs over the next 5-15 years
Investment into regional economy
Phased development plans with commitment to structured growth
Cawingredients has acquired land at Aiskew Moor, east of Leeming Bar, with the aim of expanding its successful manufacturing business in Hambleton and establishing a new high-quality, bespoke facility close to its existing operations.
The total expansion plans represent a £100 million investment in Leeming Bar and will support further investment in the wider community and across North Yorkshire through supply chain opportunities and employment.
The proposed expansion will result in an additional 300-400 direct jobs and apprenticeships over the next 5-15 years. This is a significant investment in the local area; adding to the existing 460 staff members currently employed by Cawingredients, the vast majority of whom live in Hambleton and surrounding area. These will be good quality jobs offering significant opportunities for career progression, and Cawingredients plans to recruit locally.
Cawingredients’ current factory is operating at full capacity, so it cannot expand production or create new employment opportunities without the proposed expansion. The proposals for the Aiskew Moor site will enable Cawingredients to manage the new facility alongside its existing factory as a single campus site, minimising traffic and disruption to the village and providing the greatest possible economic benefits.
Hambleton has a requirement to deliver 77.61 hectares of employment land through its Local Plan. This site offers a unique opportunity for this need to be met and makes the most of the area’s prominent location and excellent transport links.
The investment will enhance Leeming Bar and North Yorkshire’s reputation as a leading location for innovative manufacturing and will, in turn, attract yet more investment to the area.

Further information
The proposed development site consists of around 18.5 hectares located across two parcels of land to the east and west of Low Street. Both sites have previously been used for farming and are close to a number of existing, well-established businesses including Cawingredients.
The development site is a greenfield site and is closely neighboured by residential properties in the village of Leeming Bar, particularly Low Street, Willow Gardens, Lowlands Drive, Ashlands Drive and to the south of the Wensleydale Railway, off Northallerton Road. Cawingredients is committed to being a responsible business and to working with the community to making sure the design, layout and approach to landscaping, vehicle access, noise and safety are considerate to village residents.
Key points:
- Building design: The internal height of the building is an important aspect of the design as it provides versatility across production and storage, and creates an open well lit and pleasant place to work. The building will be constructed using the same materials as the existing factory.
- Landscaping and views: Once the phased development of the factory is complete it will be around 85m from the existing houses to the west on Low Street and Willow Gardens, and 75m to the existing houses to the south on Lowlands Drive and Ashlands Drive.
- Traffic and access - A new site access will be created from the A684. All staff vehicles and heavy goods vehicles (HGVs) will access the site directly from the A684, so there should not be any adverse impact on traffic in the village. The aim is to focus the main activities associated with the site to the north and along the eastern boundary, away from residential properties.
- Noise and disruption – Cawingredients does not compromise on its approach to safeguarding and a noise consultant and lighting consultant form part of the project team.
- Sustainability - Cawingredients has focused on reducing waste and managing water responsibility since production began. The new factory will continue to use the most up to date technologies to ensure a highly efficient production facility while sourcing electricity from renewable technologies, where possible. Cawingredients will be exploring all viable options to meet its own carbon reduction objectives and those of its partners.
